About Us

NexHome was born out of a very concrete frustration: too many "smart" homes in Croatia where nothing quite worked. The founders were electrical engineers who had spent years on large industrial KNX projects, and they decided to carry that same discipline into the residential world. The first year meant one villa in Istria and five apartment projects in Zagreb. Nine years on, we have delivered villas on every major Adriatic island, office buildings, boutique hotels and one very demanding wine cellar that asked for a stable 13 °C climate with a half-degree tolerance. The team today is nine people — five KNX-certified engineers (KNX Partner and KNX Tutor level), two installation technicians, a designer and an office manager. Our base is in Zagreb, but half the season we spend on the coast.

Mission and three values

Our mission is straightforward: to make the KNX standard the default for Croatian family homes, villas and small commercial projects. Open infrastructure. Honest budgets. Service that does not turn into silence after the keys are handed over. 1. Openness over the cloud We pick open protocols (KNX, BACnet, Modbus, MQTT) because we refuse to leave our client hostage to one app or one company. If we close our doors tomorrow — the house still runs. 2. Documentation as a deliverable ETS project, drawings, group-address list, scene list and a short video walkthrough — the client gets all of it at handover. Not as an attachment, but as part of what they bought. 3. Local knowledge Salt air on the coast, lightning strikes, power that "tends to drop", weak GSM in a hidden cove — we design these as the default condition, not the exception.

Questions we hear most often

WiFi solutions (e.g. Tuya, Shelly, Google Nest) are excellent for retrofitting an existing flat. They depend on the cloud and the router — when the internet drops, half the home freezes. KNX is a wired industrial standard on its own bus: it works without internet, without dependency on any single manufacturer, and can live twenty years without rewiring. In practice: WiFi is for the flat we renovate without opening walls. KNX is for a new build or a major reconstruction where, from day one, we want the system to just work — regardless of what Google does with its server.
No, but we do need a concept design — a room overview, a list of desired functions (lighting, HVAC, shading, audio, security) and a floor-plan sketch. From there we produce an offer that is grounded in reality, not improvised. The concept design with our engineers costs a flat €850 and is deducted from the total price if we proceed. If we don’t — it still leaves you with a useful document for the next integrator.
The first year is included — every intervention, remote or on-site, falls under the workmanship warranty. After the first year, you can choose: the "NexHome Care" plan (annual inspection + priority support + remote monitoring) or pay-per-call. Whichever you choose, the owner remains the owner of their ETS project. We do not hold anyone hostage — the documentation is yours from day one.
Yes, but carefully. We have delivered projects in Slovenia, Italy and Montenegro — usually when the client already works with a Croatian architect or contractor who brings us along. Remote monitoring and support work anywhere with 4G or fibre.
